Quelques conseils

Désencombrez et dépersonnalisez

Rangez les objets du quotidien (courrier, jouets, produits de salle de bain), retirez les photos de famille et les décorations trop personnelles.

L'acheteur potentiel doit pouvoir se projeter dans l'espace, pas se sentir chez quelqu'un d'autre.  

Mais ça reste aussi intéressant de garder un sentiment de vie au sein de la maison avec une ambiance cosy.

 

Préparez les extérieurs autant que l'intérieur

Tondez la pelouse, sortez les poubelles du champ, rangez les vélos et outils de jardin, nettoyez les allées. Stationnez-vous plus loin dans la rue, afin de libérer l'espace et le rendre neutre.

La première photo d'extérieur conditionne souvent le clic sur l'annonce.

 

Soignez la lumière naturelle

 

Ouvrez tous les volets et rideaux au maximum le jour du shooting, remplacez les ampoules grillées, harmonisez les températures de couleur des ampoules (toutes chaudes ou toutes froides, pas un mélange).

La lumière est ce qui fait ou défait une photo immobilière.

 

Nettoyez en profondeur les surfaces réfléchissantes

Miroirs, vitres, plans de travail en inox, plaques de cuisson — tout ce qui capte la lumière montre aussi la moindre trace.

Une cuisine propre se photographie infiniment mieux qu'une cuisine bien décorée mais avec des traces.
